IMPORTANT: Don’t Delay Your Closing!

If you’re getting a mortgage- you need these before you can close on your new home.

These must be completed by a licensed home inspector and you save the most by getting them with your home inspection.  The four point (4Pt) inspection allows you to get a property insurance policy quote which you’ll need before you can close on your new home.  It’s most often required for properties 30+ years in age but some insurance companies require it on newer properties as well so check with your insurance company prior to the home inspection to know for sure if you’ll need this or not.  The wind mitigation (wind mit) inspection helps make insurance affordable by giving you up to 88% off your wind insurance premiums and should be ordered for every property.

Always get a termite inspection with a home inspection!

On average, termites are found in 25%+ of homes in South Florida.  In some areas it’s 50%+!  They create costly issues for homeowners and most people don’t know they have termites until the damage has been done.

THERMAL IMAGING INSPECTION

These are the types of issues you’ll want to know about BEFORE you Buy

Home inspections tell you about what an inspector can see with the naked eye at the home, but thermal imaging helps look for active leaks, electrical problems and energy loss issues in areas that can’t be seen with the naked eye (i.e. behind walls, above ceilings, etc).  We’ll use our high-tech thermal imaging equipment to tell you what’s going on in unseen areas.

MOLD INSPECTION W/AIR SAMPLING AND LAB ANALYSIS

Mold

Mold can exist in a home, even if you can’t see it.

Air sampling with laboratory analysis is the only way to know for sure if mold is in the air you’ll be breathing at your new home, and what types are present.  Mold issues can be complex.  That’s why in the State of Florida only licensed mold professionals like us are qualified to perform mold evaluations.  We also look for conditions conducive to mold growth at the property and do a moisture analysis so you can prevent future issues from developing.
